Tenet EC in Tampines Draws 5000 Visitors From Buyers
ECs are a good choice for buyers, as they tend to have good facilities and are in a convenient location. Generally, they’re a sure-win, with large windows for natural ventilation, and close access to retail and F&B options.
Location
During the weekend of its launch, the Tenet EC in Tampines was abuzz with over 5,000 visitors. It is the third new executive condominium (EC) launched in Singapore in 2022. It is jointly developed by Qingjian Realty and Santarli Realty.
The Tenet EC features 11 blocks of 15-storey units. The blocks are northeast-facing and overlook Tampines St 62. Each block has four units per level. The blocks have a symmetrical design.
The development features outdoor facilities such as a floating infinity pool and Rest & Recreation. It also features a karaoke studio room.
Other facilities include a sports court, library and kids’ playground. It also offers a large kids’ pool and music rooms. A model pavilion is also available so that buyers can get a feel of the amenities.
Active amenities
EC at Tampines is located close to Changi Business Park and Industrial estate. It is also near to Pasir Ris West Plaza and Pasir Ris 8 Mall. There are a number of good schools within a few minutes drive.
Residents will be within walking distance to Tampines North MRT Station, which is also part of the Cross Island Line. This MRT station provides a seamless connection to Paya Lebar and Changi. Tenet residents will also benefit from government investments in the area. This will include a community centre and parks.
Tenet condominiums are located in Tampines’ Eco Green Park. It is a family-friendly development. There are a number of amenities, including a 66-metre long infinity pool. There are also tennis courts, a function room and several Garden Pavilions.
Large windows for natural ventilation
During the weekend preview for Tenet EC, more than 5,000 people attended. Designed by Ecoplan Asia and ADDP Architects, the project is a high-end condominium that will be built by Qingjian Realty.
Tenet EC is on Tampines Expressway, connected to the Pan-Island Expressway. The project has 11 blocks of 15-storeys each. These blocks are either northeast or southwest facing.
The development is located near several schools, including Tampines-Meridian Junior College, United World College, and Tampines-Meridian College. It also is close to several shopping malls. The Tenet EC is a short 6-minute drive from Tampines Central.
The development is situated near several neighbourhood parks. Some of these parks include the Sunplaza Park, which is a rustic park with many natural habitats. It is also close to Pasir Ris Park.
Close to retail and F&B options
Located near the Tampines Hub MRT station, Tenet EC offers residents easy access to a variety of shopping malls. Residents can also drive to Giant Tampines or IKEA Tampines. Moreover, several other shopping malls can be found within a 5-minute drive. Tenet is also close to several secondary schools.
Residents of Tenet EC can easily access Pasir Ris West Plaza and Pasir Ris 8 Mall. They can also drive to Giant Tampines and Courts Megastore.
Tenet EC is a new residential development in Tampines. The development is located on Tampines St 62 (Parcel B) and is set to launch in December 2022. It will be the first executive condominium in Tampines North. Its completion is slated for 2026.
Tenet EC is a mixed development, consisting of high-end condominiums. It is also close to a variety of shopping malls and recreational facilities. Residents will also be able to benefit from a number of neighborhood parks.
ECs tend to be a “sure-win”
ECs are hybrid housing projects combining private and public housing elements. The projects are typically sold for a discount to the price of a new private condominium. But not all ECs are equal. Some are better than others, and the capital appreciation can differ dramatically between the various projects.
Some projects have managed to achieve returns of more than twenty percent at the MOP. But the real reward comes when the units are sold five years later. Some EC projects have even achieved gains of 166%.
After five years, the resale price of an EC is comparable to the price of a private condominium. But net holding costs are lower due to rental income. Some EC owners also buy the units purely for investment purposes.
The EC market was popular with first-time buyers during the years 2012 and 2013. ECs were also attractive to investors due to government grants, such as the DBSS scheme. However, demand has slowed down in recent years.
